Residential Real Estate

From contract to closing, Randy represents both buyers and sellers of real estate. Real estate transactions must be undertaken with meticulous attention to detail in order to avoid any errors that could lead to problems in the future. Randy has extensive experience researching, drafting, and negotiating leasing contracts, sales contracts, deeds, and other documents and agreements. He also handles family transfers and assists foreign clientele seeking to buy property in New York City. In all cases, Randy provides a candid and thorough analysis prior to contract signing. At closing, he assists his clients in determining whether the terms of sales contracts have been properly met, such as financing and warranties. He either prepares or reviews all of the documents involved, such as loan and financing agreements and the property deed, while managing the list of tasks that must be completed, such as ensuring the deed is properly recorded. Randy regularly works with banks, mortgage brokers, and bank attorneys to help his clients obtain loans, refinance existing loans, or pay off mortgages.

Commercial Real Estate

Along with representing residential buyers and sellers, Randy also handles commercial real estate matters, such as the purchase and sale of multifamily dwellings and small warehouses. In addition, his experience includes assisting clients in obtaining commercial and industrial tax abatements, and prosecuting and defending foreclosure actions.

Trusts and Estates

Alongside his real estate practice, Randy establishes trusts and prepares wills on behalf of his clients. In numerous cases, he has drafted wills for clients that he has previously represented in real estate matters, and prepared wills for clients with beneficiaries spread around the globe. Randy also has experience establishing health care proxies, living wills, and powers of attorney.

Randy has helped clients petition the New York State Surrogate's Court in numerous probate proceedings. He also receives appointments from the New York County Surrogate to serve as Guardian ad Litem in complex Surrogate's Court proceedings.

General Civil Litigation

Randy provides full scale litigation services, including drafting court documents, negotiating settlements, and engaging in trial work. He handles commercial litigation as well as business disputes, and his experience includes landlord-tenant issues, real estate contract disputes, and negligent work by contractors.

When representing corporate clients, Randy also handles business formation and organization matters, drafts shareholder agreements and other contracts, and advises clients with respect to commercial disputes.
